My Top 10 Books for the Real Estate Investor Entrepreneur Part II

Ok here is part two of the top 10 books for real estate investing that I read (really I listen I have not read a book in 3 years) every day and I have a list of about 50 books that are just on rotation from my audible account (embed Audible affiliate link). This list is the “practice” part of the Real Estate Investing career. If you are like me and need to fill that free time with useful knowledge on a daily basis then I strongly suggest you get these books on your list.

 

 

1. Profit First & The Pumpkin Plan by Mike Michkowicz
Okay these books rocked my world and gave me such great clarity that I shut down million dollar plus business and started focusing on two other businesses that actually made profits! Mike Michkowicz’s books gave me the understanding that what I was doing (failing at) was the same as 1000’s of other Entrepreneurs. The simple breakdown at all levels of your business was game changing.

 

 

 

2. The Millionaire Real Estate Investor by Gary Keller
This book is about 10 years old and is still amazingly relevant. A systematic break down of how deals are down, how real investors look at deals vs how a speculator and newbies look at a deal. This is a sort of bible of Real Estate Investing and if you are just starting out pick up the book and learn the lay of the land.

 

 

 

 

3. Top Grading by Brad & Geoff Smart

Ok so you will be successful there is no doubt you will succeed. Once you have some success you might want to hire some employees. This is the book to read. Do not hire anyone until you implement this hiring system. When I hired my newest Marketing Asst I spent over 25 hours interviewing her and I checked the references. If you are building a team of W2 or even 1099 employees this a critical read. Two great take ways; call ever reference and layout the goals of the position and hire to the goals.

 

 

 

4. Good to Great by Jim Collins
Another heavy weight title here, Jim Collin’s books are some great analyzing of success and while we might not all be looking to build the next GE or Disney the lessons here are significant and topical. This is a book I love to re-read (listen to) again and again. As I transition from w2 employee to failed entrepreneur to successful entrepreneur the for me great stand out in the book was “Confront the Brutal Facts: The Stockdale paradox—Confront the brutal truth of the situation, yet at the same time, never give up hope.”

 

 

 

5. The E-Myth Revisited by Michael Gerber
Ok so this should be the first book you read before you start a new business. Setting up the roles, responsibilities, and tasks of each position is critical. As a W2 Employee I hated checklist, I thought they were stifling and insulting. Now as a business owner I am a checklist/systems tyrant, I want everyone to know what has to happen the first hour of business each day and what needs to be done each week, month, quarter, & year. I “winged” my way into $500K of debt. Systems and Checklists are your friend!
